All Residents,
The Executive Committee wanted to update all residents on the garbage room situation. The room has been rather smelly lately, for a number of reasons:
- It was found that the extraction fan system within the room had not been set correctly, therefore not giving all the airflow possible. This has been corrected now, and there should be a lot more ventilation.
- The issue of residents discarding loose rubbish, food scraps, and forbidden items down garbage chutes continues. This is part of the reason why the room smells so much, and permeates up through the chute system to residential floors – especially on hot days and nights. The extraction fan fix should help with this, however the chute is coated with leftover food, which can cause a health issue.
- The carousel and compactor is causing food scraps to project onto walls. This will be removed in the coming months, and the room cleaned up. We will replace all bins with larger 1,100 litre models, placed directly under the chute exit.
WHILST THE EXHAUST FAN IS NOW FULLY OPERATIONAL, THE SMELL WILL CONTINUE IF ALL RESIDENTS DO NOT COMPLY WITH THE RULES AROUND USING THE CHUTES.
RESIDENTS’ RESPONSIBILITIES:
- We ALL must bag our refuse up WELL prior to placing it down the chute. Separate your recyclables and manually carry them down to the room to place into the yellow lid bins. Any bags of refuse that are too big to fit into the tray of the chute MUST be also walked down to be placed into the red lid bins.
- Placing loose and prohibited items such as – Pillows, blankets, shoes, clothes, boxes glass or bottles, dead flowers, dead plants, flower pots, cans, paper, old magazines, winter scarves, fish bones, leftover food, pizza from Saturday night, pizza boxes from Saturday night, car parts (yes, seriously) ….. You get the idea.
- Large items, boxes not folded up, unwanted electrical goods and the like should be disposed of by the owners of the items – these sort of larger type of things that cannot be placed into appropriate bins will NOT be taken away by council. Should any resident leave such items, CCTV footage will be analysed, garbage will be taken away by a contractor and the cost charged back to the responsible resident.
The Executive Committee and the Building Manager have communicated the above “do’s and don’t’s” many times in the past. The information has been placed into each garbage chute cupboard, and onto our website. We have exhausted all options, and the issue remains. Please educate all people within your apartment, that may have trouble understanding.
We have no other choice at this point than to lock off the chute on floors where some residents are ignoring all directives and not doing the right thing (as per the above). This will occur on Saturday 11 Feb 2017, and will be for a period of 2-3 weeks so that we get through to those causing the issue.
We are deeply apologetic to those residents on these floors that ARE doing the right thing, and we thank you for your patience whilst we train those residents that cannot seem to use their common sense, and take notice of the procedures around using the chutes. We appreciate your efforts, and ask to bear with us.
During this period of time, you will be required to walk all of your rubbish down to the garbage room.
