Residents and Owners,
Over the coming weeks, there will be a number of Owners Corporation initiatives commencing within our building. This is over and above the continuing building defect rectification works.
CCTV
- A state of the art, wide reaching digital CCTV system will be installed on all levels of the building. This replaces the unfit for purpose analogue system currently in place. Cabling works commence on Tuesday 16th August 2016. Please bear with us whilst we get this system into place.
TILING
- Tiling out the back of the building management office/fire control room, down the stairs to B1 and most of B1 will be tiled. This work will commence in the coming weeks and will have limited impact to residents.
LIGHTING
- Replacement of all fluorescent lighting with LED lighting will commence in the coming weeks. The areas affected are all fire stairs, car-park and B1 areas.
CAR PARK
- The car park facility will undergo its first annual service. This service is a major piece of work over a number of days. Klaus Multiparking are conducting this servicing and maintenance commencing Monday 22nd August 2016 with completion on Friday 26th August 2016.Servicing will be performed between the hours of 8am and 3pm daily, during the above period. During these hours, the car parking facility WILL NOT BE ACCESSIBLE.This means that during these 5 days:
- BEFORE 8am, you are ABLE to retrieve your car and park your car.
- AFTER 3pm, you are ABLE to retrieve your car and park your car.
- FROM 8am through to 3pm, you WILL NOT be able to retrieve your car and park your car.
We also remind ALL users of the car park that the following conditions of car park use will continue to be upheld:
- Residents ONLY are able to use the car parking facility, AFTER completion of the induction process with Klaus Multiparking. Failure to follow this building by law, council zoning regulation and condition contained in the servicing contract with Klaus has implications. These implications include, but are not limited to, access to the car park facility taken away, Klaus servicing charges being passed onto the offender (when a non-inducted person calls Klaus for service), or legal action.
- The person AND car that has completed the induction are able to use the car park. A different person from your apartment OR different car ARE NOT AUTHORISED, unless the Klaus induction has been completed by this person with the alternate car.
- You are NOT able to rent your car space out to anyone that does NOT live in the building. There are ABSOLUTELY NO exceptions to this rule. This is for many reasons, including council zoning, building by laws and practicality being an automated system that requires users to be contactable and able to attend to their car should parking fail.
- If you do wish to rent your car space out to another resident of Aspire, this NEEDS to be applied for and approved prior to doing so, by the Executive Committee and Klaus Multiparking.
