IMPORTANT TO ALL RESIDENTS

Security Audit, Aspire Apartments, ‪11-15 Alberta Street Sydney.

In keeping with by-laws, & good security practice, the Executive Committee has no choice, and has decided to conduct the first of what will be regular security audits.

The first, and most important of these audits will be commencing on Thursday 7th April 2016, and will include a full and detailed access audit in relation to all common property access – including the car parking facility.

This is to ensure that residents of Aspire Apartments enjoy a legally compliant as well as an ongoing secure and safe environment, and the building maintains its secure and safe reputation.  It also relates to the best interests of owners in order to keep the value of properties with reputation in the market.  We ask for your full co-operation whilst achieving this complex task.

The building is currently in a state of disarray, in terms of security fob allocations and misuse of the building resources.  This is due partly to the building being new, with initial allocations not properly recorded.  Council laws and by-laws are not being adhered to by some residents and owners, and this is simply not fair for those that are following the laws and rules as well as keeping with market values in terms of reputation of the building.

The Executive Committee now has systems in place to be able to manage security effectively, and without external costs associated with security system changes.

Over the course of two weeks, over two days in each week, all tokens (or “Fobs” as they are commonly referred to), will be audited, and all genuine, legitimate residents with a long term lease (for building and car parking access), owner occupiers and managing agents (for building access) will be required to attend the building manager’s office to re-register their fobs.

Third parties such as cleaners, or the like will not be able to re-register fobs.  Re-registering will be the responsibility of residents ONLY.

  • Owners will be checked against the current strata role.
  • Each individual rental tenant will be required to bring a copy of their lease as proof of residency, and this information will be registered against the strata role to make it current.
  • We recommend that residents of each apartment attend together to make the process easier.
  • Managing Agents will need to bring proof of management agreements and a business card, which will also be checked and updated on the strata role.

Photo ID that clearly states the address of Aspire Apartments (such as a drivers license or a passport in conjunction with a utility bill) will be required by ALL residents.

There will be NO exceptions to this procedure, otherwise the security audit will be compromised.

In keeping with compliance to the law due to the 99b instrument document issued by the City of Sydney Council (https://aspireapartmentssydney.com.au/wp-content/uploads/2016/02/Aspire-88B-Instrument.pdf) and the building by-laws (in particular the by-law relating to prohibition of short term rental accommodation,  https://aspireapartmentssydney.com.au/wp-content/uploads/2016/02/Special-By-Law-No-1.pdf), a copy of a lease for every apartment will be need to be sighted and copied to meet legal requirements in order to have a fob reactivated for all residents.

Note that the following maximum fob allocation schedule has been decided upon by the Executive Committee, for maximum control and security:

  • 1 Bedroom Apartments:  Strictly 3 fobs (inclusive of 1 for the managing agent OR owner)
  • 2 Bedroom Apartments:  Strictly4 fobs (inclusive of 1 for the managing agent OR owner)
  • 3 Bedroom Apartments:  Strictly6 fobs (inclusive of 1 for the managing agent OR owner)

There may be certain circumstances whereby an extra fob can be assigned to an apartment, however this will be at the discretion of the Executive Committee upon application, however in most cases will not be authorised for security reasons.

To register a fob, each individual resident (owner occupied or rental tenancy) that requires building access, will be personally required to attend the building managers office, located in the lift lobby in the main foyer on level 1, and provide identification (as per the above), as well as contact details (phone and email address for our records).

Owners that directly rent their properties to tenants (not residing in the building), and that have not nominated a managing agent, (IE, manage their own properties), will be able to re-activate 1 fob only, inclusive of the allocation set out as per the above schedule.

Car park fobs will be included in the audit.  As per building by-laws and the City of Sydney Council 88b instrument zoning document setting out conditions for usage of the car stacker system, unless the fob assigned to those apartments that have car parking meets ALL requirements – car parking fobs will also be disabled.  The requirements include being a permanent resident in the building, and having completed the car park system induction run by Klaus Parking Australia.  There will be absolutely NO exceptions to this rule for safety and legal reasons.

During the two-week audit period, all fobs currently activated will remain activated until the audit is complete, I.E., nothing will change until the audit is completed.

After the two-week audit period, any fob/s that have not been physically sighted and re-registered with strict compliance to the procedure, will be permanently deactivated and useless, including car parking fobs.

The following dates and times have been selected for re-registering of security fobs:

  • Thursday 7th April 2016 between the hours of 7am and 11am.
  • Saturday 9th April 2016 between the hours of 7am and 11am.
  • Thursday 14th April 2016 between the hours of 7am and 11am.
  • Saturday 16th April 2016 between the hours of 7am and 11am.

It is envisioned that the process will take 5 minutes for each apartment and its residents.

Deactivation of fobs not re-registered by the end of the audit period will occur on:   Saturday 16th April 2016 at 12 NOON.

Any lost fobs that require replacement (strictly adhering to the allocation schedule), incur a $50 fee, non refundable with a receipt provided.  Klaus Parking fobs will come under Klaus Parking Australia replacement fee schedule; this is not controlled by the owner’s corporation, FYI.

We have been living in this building for two years and we cannot be happier with our choice. It is in the center and it doesn't seem like it because of the location. building very quiet and always clean. His building manager Mark is a very close person and always willing to clarify your doubts regarding any problem.

Aspire Apartments is for lovers of inner Sydney. Living here is the gift that keeps on giving. It's peaceful despite being seconds from Elizabeth Street. Trains, buses, supermarkets are steps away, as are the magnificent War Memorial and the green haven of Hyde Park. I bought my apartment because of the location, the low levies and the smart design of the bldg (eg my bedroom has no common walls). My apartment looks on to a pocket park (pictured) which gives me environmental nourishment. The bldg manager is proactive and fosters a community spirit, which you can't put a price on.

Excellent location (close to all amenities), contemporary well-kept building and great building manager. Our building manager is always on top of any issues that arise and is super friendly. Couldn't ask for more. Oh, and plenty of great coffee options - all in walking distance.

My sincerest assessment of Aspire apartments is that it is an exceptionally well-managed building with gorgeous apartments, which my partner and I have had the pleasure of calling home for over two years. The atmosphere is one of tranquility, despite its convenient location in close proximity to the bustling city and the vibrant Oxford Street area. We have been fortunate to have the pleasure of sharing our residence with a community of respectful and pleasant neighbours.

We currently lease our apartment at the Aspire but we lived there for three years. It is such a wonderfully managed and modern building with a real sense of community. The building is quite secluded but has everything on your doorstep, it’s like little oasis in the city.

I have been living here for 3 years now and I cannot recommend it enough! Everything is regularly maintained and clean, the location is fantastic; only a short walk to restaurants, world square, and IGA/coles (and cafés downstairs). The building is tucked inside an alleyway which helps with minimising the noise level that is usually experienced when staying in the city. I have had no issues at all and a big thank you to Mark and the owners corporation for your efforts on keeping the building pleasant for all occupants.

Aspire Apartment is conveniently located in the heart of Sydney CBD close to major transport links including a 2 mins walk to Museum Train Station.

My wife and I purchased our first home in Aspire Apartments last year largely because of its convenient location, luxurious design & interiors and a strong track record for building maintenance managed by its highly organised building manager: Mark Hindle.

Since day one, Mark has been really helpful as well as keeping us informed with all building updates. Mark has a positive, caring and friendly demeanour and has consistently ensured all building issues are resolved in a timely and efficient manner.

Overall, we are delighted with our experience so far and highly recommend Aspire Apartment as a great place to live in within Sydney CBD!

My partner and I both from different parts of the world, NZ and Indonesia, have been living in Sydney for the past 20years and Aspire for 9 months. During this time Mark has made us feel incredibly welcome and does his job with the utmost professionalism and friendly manner. This is a building manager that actually cares about the place and the people living in it!

We’d like to say we’ve never seen such an amazing building manager here at Aspire. As a resident and owner Mark goes above and beyond to ensure the comfort and safety for everyone who lives here.

There’s a friendly community building here at Aspire and Mark has been responsible for that.
